THIS IS A FOLLOW UP TO MY PREVIOUS POST… please read the previous post before read this:
1. Capital Gains (When Assets Increase in Value)
This is the profit you make when the value of an asset increases and you sell it for more than you bought it. Let me share a bit about the assets and also tell you what we are doing in the Nigerian real estate sector.
– First of all, Here’s something I’m personally working on. It is Decentralised Real Estate. We are tokenising real estate investment in Nigeria especially Lagos and Abuja. Right now, what most of you don’t know is that if you bought a land 6 years ago in Nigeria, what increased is not VALUE but price. Price has increased but value has decreased tremendously. So our project will tokenise real estate investment in Nigeria using the blockchain to secure VALUE against high inflation. Buying land in Lagos or Abuja in USTD and selling it later faster and more securely as the value increases due to urban development and commercial expansion. Development of the platform is currently at 80% and this is the first time, I’m making it public.
– Stocks: Investing in Nigerian companies listed on the Nigerian Stock Exchange (NSE), like Dangote Cement or MTN, and benefiting from the increase in stock prices over time. You can stretch this a bit further to invest in trusted STARTUPS pioneered by entrepreneurs with integrity. We are also working on something for this. Wait for the announcement.
2. Rental Property (From Renting Out Property)
Rental income is earned from leasing or renting out property you own.
– Residential Property: Owning a block of apartments in major cities like Lagos, Kano, Abuja, or Port Harcourt and renting them out to tenants.
– Commercial Property: Renting out shops or office spaces to businesses in busy commercial hubs like Ikeja, Victoria Island, or Wuse. I strongly recommend a CO-WORKING SPACE, Entrepreneurship HUB or make shift offices where people can rent offices per session or per hour. I wanted to do this with the Abia State Government at the Nsulu Games Reserve but the project is now open for any state, company or city to adopt.
3. Earned Income (From Working a Job)
This is the income earned from your active participation in trading your skills for money. First you must have a skill and know what skills that people are willing to pay for today.
– Salaried Employment/Rewarded Volunteering: Working as a professional (lawyer, engineer, accountant) in a Nigerian company or multinational corporation. Or volunteering at an organisation where you can network for paid gigs or get rewarded in other forms. Personally, I still volunteer for conferences, summits, and sitting on the board of many startups and companies. Always look for opportunities in Boards – they are good for you especially your cv.
– Side Hustle: Running a business like a logistics firm, restaurant, or e-commerce shop, and generating income from the day-to-day operations. Consider selling on Jumia etc. find something to sell. I’m selling books on Amazon myself and it creates an additional income for my charity works in Nigeria.
4. Interest Income (From Lending Money):
Interest income comes from lending out money and receiving interest in return.
– Microfinance: imagine investing in microfinance banks that lend to small businesses in Nigeria and earn interest on the loans provided. I know most of you own shares in the bigger banks – but there’s more benefits in investing in smaller MFBs where you can own and someday even control a bigger share in the smaller bank. Be intentional.
– Peer-to-Peer Lending: Participating in online peer-to-peer lending platforms like KiaKia or Carbon, which offer interest on the money you lend to borrowers. I trust Kiakia because it was founded by my brother and friend – Olajide Abiola .
5. Dividend Income (From Owning Stocks)
This income is earned from owning shares in a company and receiving a portion of the profits in the form of dividends.
Examples:
– Dividends from Nigerian Companies: Buying shares of Nigerian companies like Zenith Bank (because they support Big Brain Naija) or Nigerian Breweries, and receiving annual dividends based on their profitability.
– Explore Government Bonds too. Speak to your banker about this.
– Foreign Stocks: I personally encourage Nigerians to also invest in global companies through platforms which offer such services, and earn dividends from multinational corporations like Apple or Microsoft. 6. Profit Income (From Buying and Selling)
Profit income refers to the earnings made from buying products or assets at a lower price and selling them at a higher price.
Example:
– Bulk Distributor/Reseller: Buying products in bulk like Gemsbok Energy Products and reselling them for profit on platforms like Jumia or Konga.
– Reselling Cars: Buying used cars on auction websites and reselling them for a profit locally. I’m also happy to guide anyone on this business.
7. Royalty Income (From Others Using Your Work)
Royalty income is earned when others use intellectual property, like books, music, patents, or artwork.
– Music/ Background Sound Royalties: Nigerian artists like Burna Boy, Wizkid, or Davido earn royalties every time their music is streamed, played on the radio, or used in advertisements. Guess what? You too can earn money today by using AI to create background sounds or music and share same online. Anyone who uses your AI generated music or background sound will pay you royalties. If you can play or produce music professionally, you should be earning from this already. Background sounds are making more music because content creators use background sounds for their content. Just create sounds that target content creators.
– Writing: Authors can earn royalties from selling books or licensing their works to publishers or media outlets. If I tell you how much we have made from selling Evolve in 30 Days Manual both locally and internationally, you won’t believe. However, I have given out every kobo made from the sale of that book back to charitable causes in Nigeria and South Africa. It was my personal decision to do so – nobody forced me or can force me. Don’t do it because I did it. You should use money wisely.
Every millionaire has multiple streams of income. Everyone who will be inflation-proofed in this season should create multiple streams of income.
In Nigeria, you can generate these streams of income through a variety of means, from real estate and stock investments to starting a side hustle or creating intellectual property like music, background sounds, books, or patents. Having multiple income streams ensures financial resilience, especially in a volatile economic environment.
